Summary: Home sales continue to show the first significant bounce since the down turn in 2007. This month showed the largest number of positive indicators of any month to date! Last month I said that “This bounce is largely due to the anticipation of the expiration of the first time home buyer credit which has been extended and expanded. It is my belief that now that the time pressure is gone for a few more month that the sold numbers will decline in December-February.” I was wrong! It is still tim to be sure that if you get a good offer and are priced under $200k then take a long look at it and make sure you can live with no sale or less money down the road as a possibility. If you are over 200k and especially over 300k then take the offer even if it hurts if you can and need to move. Remember only the best homes sell in this kind of market so make it show great and consider dropping your price to a lower bracket so you stand out among similar priced homes. Land Sales In Bradley and Polk County Tennessee-Market Overview

I usually provide month by month statistical updates for both counties but land sales for both counties have been so dismal this year in both counties that the statistics would not be based on even a close to satisfactory sample size for any helpful comparisons. I you are a seller and need to sell your land in the next 5 months then its time to bring out the big ax and cut deep on the price! It is my personal opinion that we will see bargain hunting land buyers start snaping up good deals in the next 6-9 months and that we will see at least a small start to recovery in the new construction market which will start to help lot sales slightly in 9-12 months. I personaly expect the stock market to take a hit due to over heating without enough actual economic and jobs recovery to support its current actions and that some investors will begin to once again see real value in the real estate market’s coming bounce back. I guess for now all we can do is wait and see and play the hand we have.
