 19% Fewer homes sold in Bradley County Tennessee in May 2008 than in 2007. The average listing and sales prices where also down and the days on the market has climbed slightly. There are 2 positive things that I do see in the number. 1. The number of homes on the market while still far too many for market equilibrium has declined for the 2nd month in a row. This is hug when you consider the fact that many folks list there homes in the spring and early summer.. 2. The homes that are selling are selling for 1% more when comparing what they where listing for and what they are selling for than last month. What does this mean to you? If you are selling you need to price your home very competitively and make sure you are in the very best condition possible. You need to make sure the agent you have marketing your home has a very substantial web presence and a real marketing plan to get your home the most exposure. If you get an offer dont let the offer die on your side of the court by not responding or rejecting the offer. If you cant live with the price and terms Counter! Never Reject!  Don’t be insulted by the person who makes a low offer at least they like your home enough to make an offer. Be mad at the others who did not even make an offer.
