Looking At Polk County Land Sales

Chart Over the past year the number of land parcels sold in Polk County Tennessee was almost 86% more than in the same period a year before. The overall dollar amount sold was also up about 26%. You will notice in the charts above that the average price of each parcel sold decreased this year statistically but that is true largely because of a few extraordinarily large sales in 2006 that raised the average unusually. You will notice the time it took to sell each parcel decreased slightly, this appears to also be related to the fact that the extremely large properties that sold in 2006 took longer to sell than you normal piece of land. If you take out those large parcels you actually see that it took just a couple of days longer to sell a parcel in 2007 than in 2006. Overall I would say that the Polk County land market is stable and growing considering the overall market today.It is interesting to note that when you break the numbers down even further you find that the last 3 months have been proportionately better for land sales than the corresponding months in 2006 and better than the previous 3 months this year. That is good news. It will be interesting to see if that trend continues in the months ahead. Nineteen (19) parcels sold in the last three months of this year.  Eight (8) parcels sold in the same three months last year.    (Statistics where rounded and taken from Nov 1 2005-Nov 1 2006 for the 2006 period and form Nov 1 2006 – Nov 1 2007 for the 2007 period.)
